Getting started

The basics — what landit.lk is and how to sign up.

What is landit.lk?
landit.lk is an online property marketplace for Sri Lanka. Buyers, renters, sellers, brokers, and property developers use it to list and discover homes, apartments, land, and commercial property — with tools like saved favourites, side-by-side comparisons, mortgage calculators, and in-app messaging. It's operated by Citta Cube (Pvt) Ltd, based in Colombo.
Is it free to use?
Yes — during the soft-launch period, browsing, saving listings, and posting listings are free for everyone. Paid features may be introduced in the future, and any change will be communicated in advance. Listings posted under a free plan will not be charged retroactively.
How do I create an account?
Click Sign upin the top-right corner of any page. You can register with your phone number (we'll send you a one-time code by SMS) or with a Google account. You'll be asked to enter your full legal name, which must match your NIC or passport and cannot be changed later without contacting support.
Do I need to verify my identity?
Not to browse or send inquiries. If you're a seller, broker, or developer, you can optionally upload identity documents (NIC or passport) to reach higher verification tiers, which display a trust badge on your profile and listings. Verified accounts generally receive more inquiries. See our Privacy Policy for how we handle verification documents.

For buyers and renters

Finding, saving, and contacting sellers.

How do I save listings I like?
Click the heart icon on any listing card or detail page to add it to your favourites. Your saved listings are available under Favourites. For a more organised view, you can also create named Collections (e.g. “Colombo 5 shortlist”) and compare listings side-by-side within them.
How do I contact a seller?
Open any listing and use the Message sellerbutton to start a conversation through the in-app messenger. You'll keep a full history of every conversation under Messages. Some sellers also display a direct WhatsApp handoff button if they have opted in.
Can I schedule a viewing through the platform?
Yes — from a conversation with a seller you can propose a viewing appointment and they'll confirm the slot. You'll see upcoming appointments under Schedule. We're working on a virtual viewing option for diaspora buyers; until then you can agree on a video call directly with the seller.
How do I know a listing is genuine?
Every listing is screened by our AI moderation system before going live, and flagged listings are reviewed by our team. Look for the Verifiedbadge on a seller's profile, check their response rate, and read any AI-generated summary on the listing. Always conduct independent due diligence, legal review, and inspection before committing to a transaction — see our Terms of Service for details.

For sellers

Posting, editing, and managing your listings.

How do I post a listing?
Click List Propertyin the navigation and follow the step-by-step form. You'll enter the property type, price, location, room details, description, photos, and features. Everything is saved as you go, and on the final step you'll see a summary and our Listing Posting Rules before publishing.
How long does my listing stay live?
Listings stay active for about 60 days, after which you'll be prompted to refresh them. You'll receive a reminder before the listing expires so you can update the details or renew it.
Can I edit my listing after it’s published?
Yes — from your Dashboard you can update the price, description, features, and photos at any time. Major edits may trigger another quick AI review before they go live.
What happens if my listing is rejected?
Our AI reviews every listing against the Listing Posting Rules. If it's flagged or rejected, you'll see the reason on your dashboard and can fix the issue and resubmit. If you think a rejection was a mistake, email support@landit.lk with your listing reference and our team will take a look.
Can I change the AI-generated summary on my listing?
Yes. Every AI summary is clearly labelled on the listing page. If a summary is inaccurate, contact support and we'll regenerate it or replace it with an override. You're always the final authority on how your property is described.
How do I mark a listing as sold or rented?
From your Dashboard, open the listing and change its status to Sold or Rented. Keeping statuses up to date helps buyers trust the marketplace and is required by our Listing Posting Rules.

Brokers and developers

Upgrading to an agency or developer account.

How do I become a broker on landit.lk?
From your Settings page, apply to upgrade to a broker account. You'll need to complete identity verification first. Approved brokers get a dedicated profile page, a trust badge on their listings, the ability to pin featured listings, and access to the broker dashboard. Applications are reviewed by our team; we'll email you with the outcome.
How do I become a verified developer?
Developers can apply from Settings in the same way. Approved developer accounts unlock a developer portal for managing projects, inventory, and project-level inquiries. We may ask for company registration documents as part of the application.
What’s the difference between a broker and a developer account?
A broker account is for agents and agencies representing multiple independent listings across the secondary market. A developer account is for companies selling units in their own projects — off-plan developments, apartment blocks, gated communities. Developer accounts can create and manage project pages with floor plans and unit inventories; broker accounts focus on individual listings and a public agency profile.

Safety and privacy

How we handle your data and protect the marketplace.

How do you verify sellers?
We use a tiered verification system. Tier 1 verifies your phone number via SMS at sign-up. Tier 2 is optional and involves uploading a government-issued ID (NIC or passport) and a selfie, reviewed by our team. Higher verification tiers display as badges on profiles and listings.
What happens to my NIC if I upload it?
NIC and passport images are treated as sensitive personal dataunder Sri Lanka's Personal Data Protection Act. They are stored in a private bucket accessible only to our moderation team via signed URLs, used solely for verification, never shared with advertisers or marketing partners, and deleted once they're no longer needed to support your verification status. Is my phone number visible to everyone?
No. Your phone number is used for sign-up OTP and inquiry routing, and is only shown on your listings if you explicitly choose to display it. Buyers who want to reach you can do so through the in-app messenger without seeing your number.
How do I report a suspicious listing or user?
Every listing has a Report option. Tell us what you think is wrong (fake, misleading, duplicate, scam, etc.) and our moderation team will review it. For anything urgent or not covered by the in-app report flow, email support@landit.lk.
Can I delete my account?
Yes. Email privacy@landit.lk and we'll delete your account. Some records (listings, messages, and verification data) are retained for a limited time for fraud prevention and legal recordkeeping; see Privacy Policy §8 for the retention schedule.
