Listing Posting Rules

These rules apply to every property listing on landit.lk. By publishing a listing you confirm you have read and agree to them, alongside our Terms of Service.

1. What you can list

Listings must be for real property located in Sri Lanka. Permitted listing types include:

  • Residential property for sale or rent — houses, apartments, condominiums, annexes, rooms, and land.
  • Commercial property for sale or rent — offices, retail spaces, warehouses, and industrial units.
  • New-development units or off-plan properties, where you are the developer or an authorised sales agent.

You may only list a property if you are the owner, a co-owner, or explicitly authorised in writing by the owner (e.g. you hold a power of attorney or a valid brokerage mandate). Listing a property without that authority is a serious violation and will result in immediate removal and potential account action.

2. Accuracy requirements

  • Price. The listed price must be the genuine asking price. Artificially low prices used as bait-and-switch, or prices quoted exclusive of fees that are non-negotiable, are not permitted.
  • Location. The pin on the map and the district / city / area fields must accurately reflect where the property is. Placing a pin in a more desirable neighbourhood to attract searches is not allowed.
  • Floor area. If you provide a floor area figure it must be based on a reasonable measurement or a title deed / survey plan. Gross exaggeration is a violation.
  • Description.The description must describe the actual property. Claims like “sea view”, “fully furnished”, or “newly renovated” must be true.
  • Availability. Listings for properties that have already been sold, rented, or are no longer available must be removed or marked as sold/rented promptly.

3. Photos and media

  • All photos must be of the actual property being listed. Stock photos, AI-generated images, or photos of a different property are not allowed.
  • You must own the photos or have a licence to use them. Do not upload photos taken by another agent or photographer without permission.
  • Photos must not contain watermarks from competing platforms, QR codes, phone numbers, or other contact details overlaid on the image. Contact information belongs in the listing fields, not embedded in photos.
  • Misleading photo editing — e.g. digitally removing power lines or a neighbouring structure that materially affects the property — is not permitted.

4. What is not allowed

The following listings will be removed immediately:

  • Duplicate listings. The same property cannot be listed more than once at the same time, whether by the same seller or across multiple accounts.
  • Fake or test listings.Listings for non-existent properties, placeholder listings, or listings created to “test” the platform must not be published.
  • Non-property listings. Vehicles, household goods, businesses, services, or anything other than real property.
  • Off-platform redirect fraud. Listings designed to move a buyer to a different website or payment channel in order to defraud them.
  • Discriminatory listings. Listings that restrict who may inquire or purchase based on race, religion, ethnicity, gender, or any other protected characteristic under Sri Lankan law.
  • Illegal properties. Properties that are subject to a court order preventing sale, encroached on public or government land, or otherwise unlawful to transact.
  • Contact spam. Descriptions or title fields used primarily to display phone numbers, email addresses, social media handles, or external links instead of property information.

5. AI-assisted moderation

When you publish a listing, our AI automatically reviews it for compliance with these rules and generates a plain-language summary labelled “AI Summary” on the listing page. The AI may flag a listing for human review or, in clear cases of violation, reject it immediately with a reason.

AI-generated summaries are an aid to buyers and do not replace your description. If you believe a summary is inaccurate, contact support and we will regenerate or override it.

6. Who owns your content

You retain ownership of everything you upload — photos, floor plans, descriptions, and other listing content. By posting it on landit.lk you grant Citta Cube (Pvt) Ltd a worldwide, non-exclusive, royalty-free licence to host, display, and promote that content for as long as the listing is active, and for a reasonable period afterwards for archival and dispute purposes. You are responsible for ensuring you have the right to upload every item of content. Uploading content you do not own or have permission to use is a violation of these rules and may expose you to civil liability.

7. Enforcement

Listings that breach these rules may be: hidden from search pending review, rejected before publication, removed after publication, or escalated to our moderation team. Depending on severity and history, the seller's account may receive a warning, temporary suspension, or permanent ban.

Our moderation team aims to review flagged listings within 24 hours. If your listing is removed and you believe this was an error, contact support@landit.lk with your listing reference.

8. Changes to these rules

We may update these rules as the platform evolves. Material changes will be communicated to active sellers via email or an in-app notice at least 14 days before they take effect.
